I am really growing tired of the expert measurements made by some surveyors. My survey is in a neighborhood where one of these experts has done a previous survey, and the expert tied into monuments in the vicinity, but they are all wrong in his opinion.

One monument is back from the street line 0.39 feet, another is in the street layout by 1.9 feet (from what?), still another is shown behind the street line with no ties to it at all. Also, I believe the monument with no ties is a very important original mark from a subdivision, circa 1800.?ÿ

There is no explanation on this expert's map as to why or what causes the monuments to be out of place. Besides that, it is nearly impossible to tie the measurements I made to the expert's map. I'm just calling for the positions of the monuments the way they were found. And I'm showing the measurements to the actual positions of the monuments on my map.

Somehow, I managed to find all the monuments the expert noted as being wrong. I also found quite a few that the expert did not find. My map will not show them to be in error.?ÿ

Send a copy of your map and his to the board with a complaint form. If this expert measurer is ignoring original monuments, and failing to to do a complete search of the surroundings for original corners, or disregarding corners without justification, he/she is not using the standard of care required to safeguard the health and welfare of the public.

The mere thought of perfect measurement is laughable.

I am a perfectionist, but, even I know that arriving at precisely the exact same data on every leg of a traverse on the second time compared to the data from the first time around will not happen.

How about some good old fashion communication between yourself "not my real name" and the other "expert measurement person (he or she). IF he/she is wrong then you might just have helped them become a better surveyor in these tough economic times.

You have a survey by a surveyor that's gone, no way to communicate with him?

He didn't actually set any monuments and these points are only paper?

I think you're golden, just do a new survey, hold the original corner monuments, file on them, maybe make a note of the paper survey and move on. I wouldn't waste board time on this one unless there's something I'm not seeing.?ÿ

Yeah, paper surveyors showing monuments off some amount is weird, a strange cogo procedure that cropped up with CAD drawings becoming the norm. I've never seen one of those things but they get posted here enough that I guess it's a thing.?ÿ

There are times surveyors need to take a stand with a survey and standing on original monuments is a good place to be.?ÿ

Maybe I'm misunderstanding something, but you mentioned street layout, so I can imagine a few property monuments not being exactly on the line of the layout.?ÿ If I'm solid with how I've oriented the layout, I will show individual property corner monuments as being a distance off the layout line.?ÿ I'm not going to kink the layout to each and every rogue rebar I find alongside it

There probably is an official road layout - buried in the town meeting record books from the days of hooved transportation. How many days for obscure research do you have in your budget? ?????ÿ

One possibility to check, if the road is long and mostly straight, is to see if it was once a turnpike.

You are right. The Town Clerk's Office is no longer remembering that the street layouts are their domain. They are up to date on dog licenses though...

When I asked one Town Clerk about a layout?ÿ I found referenced on a recorded survey, she told me she didn't know about it. I asked if it might have been a different Town Clerk since it was a long time ago. Then she told me that she was the Town Clerk at the time.?ÿ
