I just got a call from an engineer requesting an as-built ALTA survey on a 15 acre site where we had prepared an ALTA two years ago, which showed a lot of proposed access roads and structures.?ÿ
He wanted the new ALTA in exactly one week.?ÿ After I'd looked up our prior work, I told him that we couldn't do it, since everything was proposed the last time we were there, and it'd all been built now.
His words:?ÿ "Well, I don't see why not, since it's my understanding that an as-built doesn't require you to go to the site, it's just office and computer work"
I then explained what "as-built" means
Whatsamatterwichyou? You should have anticipated his need, and had it done yesterday. For $1000 dollars, for the fast service!!

As-built has two different meanings to a surveyor and an engineer. To him it's a red stamp on the plans that show any mark ups where an inspector documented any deviations from the original plans, but in our case it involves actual measurements of all of the improvements. Same name, two very different things.?ÿ

I'm really laughing at your story. Engineers are so notorious for such gaffs.
And, I am also slightly miffed that the engineer had to cahones to ask for such a thing.

When I ran the surveying department of an engineering firm we did not use the term "As Builts".?ÿ We used the term "Record Drawings", and all the dimensions (if different from the contract drawings) were supplied by the contractor.
I only placed my engineer's seal on two sets of drawings.?ÿ One of which was an "As Built" (different engineering company).?ÿ The client a LARGE City had it in the contract that As Builts would be stamped by an engineer, even though all the measurements and drafting was done by the surveying department.?ÿ Since I had both licenses my stamp was used.

He must work with the same engineer I did on a project. When the land development portion of a housing development was completed his drainage and sanitary as-builts matched proposed elevations exactly. Imagine that. ?????ÿ
There was a new rule passed with a local municipality; when a street reconstruction was completed a set of as-built plans were to be submitted reflecting all the changes and adjustments to utilities, grades, ect.?ÿ
Of course original plans are always submitted with no changes.?ÿ
