I'm new to the PLSS and will be doing my first Record of Survey.?ÿ I went on line and randomly picked this plat to get a good idea of the information typically shown.?ÿ I'm interested in what others opinion is of this plat.?ÿ Any comments is greatly appreciated.?ÿ

I like the word "recovered." I usually just say found (whatever) but recovered has a nice ring to it..

Might it be helpful to indicate what is at the NW corner of the parcel that required witness corners instead of monumenting the actual corner?

It looks allright at first glance but it doesn't bear closer scrutiny.?ÿ There are some flat drafting issues (points near the north arrow, the word FLAG along the west boundary). The resolution heavily relies on plat dimensions. And more. I'm used to a detailed Narrative description of how the boundary was resolved. With this, I can't really tell how the dimensions were arrived at.?ÿ ?ÿ

I like how you state in the legend what documents the recorded as brg & dist come from. A lot of people donƒ??t do that. If there are multiple recorded as documents I use (R1 NxxxxxE xxx.xxƒ??), (R2 NxxxxE xxx.xxƒ??) and so on. Then my legend tells what document R1 & R2 refer to. Also like the brass cap symbol.?ÿ

Looks good for a basic map. Good lineweight differences.

Those points look like Ursa Major, suggesting the basis of bearing was astronomic, possibly Laplace corrected to geodetic, but if so that would be better stated as a basis of bearing in words.

Good looking plat.?ÿ Really like the detail provided in the legend.

One question, what is a section line easement??ÿ I have never heard that term before.

There is inadequate data shown to verify the solution.?ÿ Need more found monuments, rather than just running with bearings provided by some prior survey.?ÿ It should be obvious on the plat which lines conform to the ones listed in the deed used in the prior survey.

Listed dimensions do not add up in a couple of places.

In our minimum standards, witness corners are to be set at distances that are even feet, e.g., 117.00 feet, not 116.87 or 117.15.?ÿ Your mileage may vary.

Reference data to be able to find the section corners shown is recommended, but may be excluded so long as Corner Records are available in some centralized repository and you have provided those corner records with your data from this survey.

More information should be shown along the east side showing enough data to locate the right-of-way as it changes from 50 feet to 33 feet without having to find and dig through Vol. 62 to decipher what it really says.?ÿ You should know that as part of your research, so show it here.

Assuming the section line easement was established by Statute as a four-rod roadway centered along all section lines, not just the one shown.

Is Vol. 62 referring to a road record book or an easement record book or a deed book or a miscellaneous record book or a what????ÿ Similarly, does the difference in how a deed is described relate to older ones being in a real book and newer ones being in digital form only?

Assuming the reason for the witness corners is a body of water of some sort.

I usually only use recovered for when I find something that I or my company set years prior.?ÿ It's a little misleading if you find one of your own old monuments and call it out as a found monument.

Basis of Bearings is the big missing piece for me. The big dipper is kinda cool, but state that bearings are astronomic if they are, I doubt they are.?ÿ

@bruce-small I tend to use recovered to indicate a corner that I had previously set. Found for anything else. To me it just sounds weird saying that I found one of my corners.

Section Line easements were created via Alaska Statutes to reserve roads for AKDOT&PF along the Section lines, over time they varied in width, so in order to determine the width they go by the State Patent date, so its not unusual to have different widths on opposite sides of the Section lines. In some cases the terrain is so rough that roads are not viable and the landowner needs to apply to DNR to have them vacated and hire a surveyor to plat the vacation.

I missed the there's no BOB, but did catch the word flag along the West boundary. I also notice that, even though it's usually apparent, the recording references are lacking the recording district, in this case it would be F.R.D. and called out in the legend as Fairbanks Recording District.

I kinda like the big Dipper with the North Arrow also placed via the pointer stars

Record Plat 91-76 shows 4 monuments on the Township line within 1/2 mile of the NW corner of the subject parcel.?ÿ I have no idea if they are still there.

Unfortunately the reference to Plat 2010-88 is incorrect.?ÿ That plat is 1.5 miles to the north of the subject property.

I did not survey this property or prepare this Record of Survey.
