DOT is designing a road based on my ROW.
It became a large project, kept growing starting in late 2022.
Now the project manager is looking at my ROS which is 21 sheets of boundary survey and sees a large parcel missing from my ROW that shows up on the GIS as highway (KINDA).
Not only that but two other surveyors show the 0.64Acres belonging to the State that I show as private property.
I'm getting a panic call from headquarters as I drive and I'm trying to puzzle out where they are talking about (there were a bunch of issues with that ROS).
Finally, I pin down what's being talked about and tell them there is no State land there. They ask why others show it as state. They want to build some facilities outside my ROW line and of course don't want to get an easement when they own it.
I tell them I'll look at it when I get back at the office, they want it today!!!
So, I look up the deed shown on the ROS, it is fairly simple, that part of a 40 acre tract lying east of the east ROW line being 0.64 acres. Research the tract books AGAIN, just to be sure there was no taking after or before the deed shown and nope, nothing!!!
How the other surveyors got this wrong? All I can figure out is that they used the GIS.

Are you required to prepare ownership maps for your DOT ROW plans? In the 2 states we work in these are required. It clears up all those issues in advance. It doesnt stop people from looking at the GIS but that's another story.

I think what happens sometimes is the first guy gets it wrong and then subsequent guys all piggyback off the first guy's work.
I have a mess of a project like that right now where like 5 dudes built their surveys off the first guy that missed a dimension bust in a plat.

Ownership at the time of filing is all on the ROS. Deeds and owner's names. I believe I ended up with about 175 parcels with separate ownerships on the ROS. Of course way more than that during research, plus there were vacations, takings, ect.

I know DOT is a long-time client of yours but this is obviously a long-term project. It sounds unreasonable to me that you are expected to jump today while you're out of the office just to fit some engineer's calendar. I seriously doubt they need that answer in the next couple of weeks.

One would think it's not urgent.
However, the whole project was scheduled to finish last summer. It's waaaayyyyy behind now. When I was brought on board they were in a panic at that time. The state and the city are doing separate tasks, so there is a bunch of overlap. I found the issue of the triangle piece from previous surveys showing it as state (it's not) so I corrected it with my ROS but I suppose it lingered on other sets of plans and now there are waterlines, sewer lines, drainage lines designed into it.
