I know several people who have looked at purchasing; or have purchased, property in Montana. A couple of decades ago, folks from California were cashing in on their property down there, and moving north, to get the same thing, for half the price. Now it seems the property values went up in those areas, and people that were living here are cashing in and moving east...
COVID has a lot of people working remotely. One of my coworkers (technically my immediate supervisor) has been working from his condo in Arizona since before Christmas. He intends to return to Oregon around the end of February.
I have no doubt that remote workers are realizing that they can trade a big city condo for a Wyoming Ranch and not have to leave their jobs.?ÿ?ÿ
Not sure I would call this cheap land. There has been an explosion here, one realtor told me he has 100 people looking for any land anywhere at almost any price.
The realtors are trying to grab an auction bankrupt parcel to split up. Looks like the auction price is skyrocketing.?ÿ
I'm looking at possibly picking up something on the Big Island, should have done it 6 months ago, the same type of thing is happening there, only I'm on the opposite side. My timing always sucks.?ÿ
I received a letter from a firm asking if I would sell my land in Oklahoma.?ÿ They provided a number as to what they thought it was worth.?ÿ So, I investigated them a bit online.?ÿ They are attempting to purchase land in certain States in large quantities.?ÿ Home base might be Denver.
I did not respond.
FYI, I am seeing old family land selling around here due to the currently exorbitant prices compared to potential production income.?ÿ The next week will see a sale of land accumulated by the great-great grandfather of people now in their 60's.?ÿ Over 700 acres in several pieces.?ÿ It has been passed down to the point there is a sizeable number of heirs who will split the proceeds.?ÿ This is approximately half of what the great-great grandfather accumulated as he had only two grandchildren.?ÿ Each ended up with roughly half of his holdings.?ÿ These are the descendants of one of the granddaughters.?ÿ The other side has held on to all of their land so far.

They typically only offer about 1/4th or 1/5th the assessed value.

Real Estate sales in Montana are up 107% on the last report. There's so pretty sweet deals in the million dollar range. One interesting property is a ranch with a castle, guest house, cookout house down by the river, two airstrips complete with hangars. All for the paltry sum of $4.4 million. Lots of tire kickers checking it out.
My nephew has a house in San Rafael he's got for sale at $2 million. He wants out of California bad.
My sisters and I just sold the last portion of land that was left of my parents' land.?ÿ 20 acres and an 1800 sq.ft. log cabin, 3 out buildings, and a 3 acre stocked pond.?ÿ Sale price was $245,00.?ÿ We all hated to see it go but they couldn't afford to buy it and I live 200 miles away.

The Wilkes brothers from Texas just bought a 44000 acre ranch near me for $44 million. Chump change for them. The millionaires are buying land like crazy. I figure they're getting their money out of the Stock Market before the big crash.?ÿ
We??re on the southern coast of NC. The population has been on a steady rise with an influx of retirees from northern states for a while now. But the numbers have definitely picked up in the last 2-3 years and spiked this past year. Low interest rates and a shortage of available land and available homes has driven up real estate values as well. I surveyed a 1/2 acre lot with a 50 year old brick ranch last week. It was purchased by a retired couple from MN. They only saw the property via a FaceTime call with the realtor prior to their purchase.?ÿ

Like a lot of places, my work has allowed everyone the option of working from home.?ÿ I'm sitting in a room with 24 cubicles and I'm one of 2 people here. 4 or 5 others come in often enough that I'm sure that they must be local. The others? They could be anywhere. Anywhere with decent internet service.?ÿ
The other guy that is here is the other surveyor. Unfortunately for us the remote working thing doesn't fit our tasks quite as well. We have to be on the ground.?ÿ ?ÿ?ÿ
