My bill was no where near $85.
Can't even drive to the site for that,,,,,,,one way

I actually had a completely different guy quote me the same number about 12 years ago, I had told him $5000 for a survey and he said he gets them for $85 just east of here, in the same state.
Makes you wonder about $85, some magic number????
Oklahomans can be great jokers. Surveys come cheap there sometimes, but not that cheap.

Hell even a cheapo mortgage inspection (drive-by loan survey) in Oklahoma is over $100.
Had a guy last week needed a survey to complete a closing. I told him what I'd charge. Said he couldn't afford it. Went on about going to lose the sale. I told him again what I'd charge. He just can't afford that. I told him to get another surveyor.

But when you figure in the discount coupons and waiting for the Blue Light Special on the reader board, can't the price-conscious shoppers get it for under a hundred? What if you tell the "surveyor" it's an ALTA? Isn't there a large discount for that in Oklahoma?

The better answer, though, would have been to have told him that any rational buyer will want to hire the surveyor himself. If his buyer expects the seller to scrounge up some low-bid something, he's obviously crazy.

I have a feeling that price was for the Mortgage Loan Inspection that Mr. Paden referred to. That seemed to be a common price for them at one time. The average Realtor (real estate professional) do not know the difference between the MLI and a survey and unfortunately they are who the public and banks turn to for advice.

Yeah, good point. That's like trusting the RE professional to hire a "surveyor". Doctor, dentist, surgeon, engineer, even barber, huh?
Value is a tough concept for some to grasp. They have spent their lives working for $x.yz per hour and think you should too.
The other side of value becomes laughable at times. There is a property for sale near me at this time that was repossessed by the lender. The lender foolishly listed this with a national internet sales-only firm. You can only bid and sign your life away online. No one around here is going to do that on what is a major purchase for most. The national firm puts it on their site at $45,000 with the bid ending at a precise time one week later. After a week they drop the price $2000. After another week they drop it another $2000. After the third week they drop it another $2000. Then it disappears for several days. Turns out they tracked down a local real estate company to serve as an intermediary and place the internet bids on behalf of whomever they can find silly enough to want to place a bid. The real estate company lists it at $61,000.
There are several major issues here. One is that the house on the 10 acres has been completely trashed and wasn't worth anything while they led a subsistence lifestyle in it with three kids. The 10 acres is worth about $10,000. The house needs to be razed and hauled to a landfill. There are about $5000 in closing fees between the internet firm and the local real estate office. I am willing to offer a cash price of $5000. They will not get substantially more than that from anyone if they hold it for two years.

Had a guy call last week & said his surveyor was holding up his closing. I gave him a quote to drop what I was doing and get his done. His reply was "that's twice what the other guy quoted." To which I said "let him do it then." I got the job.
