I have to ask maybe I missed something. What years were these done in. We have a foot. What units were they recorded in. Chains rods links feet etc. ?ÿthat all will establish the methods used at that time and explain if the foot was a blunder or just in the noise if the tools of that day. Are there any other evidence of possession like fences, plowed farmed ground, the grass is mowed along a line short on one side not the other. Signs of I believe this is mine. Thats the only things i have not seen addressed. ?ÿBut from my limited knowledge only thing not mentioned. All the other is spot on from my reading and studying from those who are professionals already. Oh there is a creek right and that is a natural monument and maybe from the other monument a bearing distance intersection etc. so using a little math along with the evidence and priority of calls. I might be saying this wrong. But looks like a good topic and I figured i would put my foot in my mouth so i can learn also.?ÿ

If I had a possible 1 ft. error radius based on two previous surveys and nothing else to use as evidence in a situation like this, I wouldn't sweat it too much. Ask yourself the question: Would a surveyor following you be thrilled you did the work detailed in your narrative to re-establish the corner location within a foot or would they wonder if you were smoking your socks? When I follow a well-reasoned survey opinion even if I might have done it differently, I'm happy to accept it. If I were following a survey that did the work such as oldpacer describes I'd tip my cap to it and continue on.?ÿ?ÿ

If the stream has meandered in the years between the surveys, especially if the area floods, then that could explain the differing measurements?

If that line hasn't been relied on in some significant way then maybe that's lucky for you as you can consult with the owners and monument it in a way that's agreeable to everyone, with reference monuments to help guard against future flooding.

And for all that is holy upgrade your GPS to something that doesn't bug out whenever you get within 50 feet of a tree.

So is the boundary riparian? If so it is its own monument, regardless of any irons.

You need a total station for situations like this, or maybe the magic JAVAD.

Splitting the difference sounds like an awful solution. Creating a third posotiin withoout a very well documented reason wont help anyone. Which previous survey is more likely to be right??ÿ Whick has been relied on most recently?....but than again, who cares a 1' in the middle of the road??ÿ

Once you decide on the position set an online witness corner at the edge of the road (at the ROW line if there is one) and make sure the cap clearly communicates that it is not the corner.?ÿ
