Hey All!?ÿ?ÿ?ÿ

Hoping for a little on line help from my fellow surveyors...?ÿ?ÿ I've been researching the family property in Big Rock Illinois.?ÿ?ÿ I've been able to get the deeds and other records, but the adjoiner's deeds mention Lots 1 or 2 of "Castner's Subdivision"?ÿ?ÿ?ÿ I know right away how to find an old plat here in Florida but I can't seem to locate any maps that define that subdivision.?ÿ Perhaps a map doesn't exist and it was just created by descriptions??ÿ

?ÿ My parents bought what was probably the remainder of the parent parcel from Harold Castner.?ÿ?ÿ (Book 2841, Page 457) ?ÿ?ÿ The property is in the SW 1/4 of Section 20, Township 38 North, Range 6 East.?ÿ?ÿ?ÿ

If anyone here has some local Kane County surveying experience, please let me know here or send me a message.?ÿ

Thanks!

Andy Johnson

I'm pretty far from Kane County (My office is in Township 2 South, Range 3 East), but I was able to find the plat online.?ÿ If the PDF I tried to attach doesn't work, you can find it at this site:

Wow! That's a crazy number of signatures required for a simple land division with frontage on an existing road.

I'm tempted to call up Donahue and Thornhill and ask about getting a cheap update since they "were just there!"?ÿ?ÿ?ÿ

I live in a part of Illinois that is a little easier going, but that might change.?ÿ Our current governor may just tax me out of the state.?ÿ His latest is a 5 cent tax on plastic bags.

I don't fully understand the last sentence in the surveyor's certification. I get the feet and decimal part, and think I grasp the 1.5 miles part but the tributary thing is puzzling.?ÿ?ÿ

?ÿ

I'm pretty sure the last part says the?ÿ?ÿ "Said tract is within 500 feet of a water course serving a tributary area of 640 acres or more".... which is a no-brainer, as there is a creek running right through the property.?ÿ?ÿ

Regarding the tax.... I just flew through Midway a few weeks ago.?ÿ Got some snacks and the cashier says, Would you like a plastic bag for an additional 7 cents?

I stood there and laughed, then she handed me my receipt.... so I asked her if she would like my receipt for 3 cents!?ÿ She didn't take me up on it either.
