Arguing with the town officials about the size of my lot. I need help calculating the size, Acreage, Squarefootage, etc...

I have the following, not sure what it all means:

N33,-39'-09"E (109.92) R=861.61 L=110.00

S60,-00'-20"E (210.16)

S42,-14'-40"E (93.21)

?S47 -45'-20"W (125.58)

N52,-41-25"W (271.06)

probably want to check your numbers, as it is the figure created by your bearings and distances does not close by 4.00'

Unless I entered something incorrectly those lines don't close by about 5 feet, but your area is somewhere in the ballpark of 36809 sq ft (0.845 acre) based on those numbers. Please realize that this is only an estimate based on the numbers you provided and that only a licensed professional surveyor who performs an on-the-ground survey of your property can give you the actual number.

Thank You! I uploaded picture of the map I have. I have been trying to get a surveyor to come out here....but they dont seem to return calls. I even called the one listed at the bottom of the page. Just want to fence in my yard and want to make sure I know where the property boundaries are.

Apperently he's dead or retired and the people with his records are very non responsive. i have called a couple other local surveyors and its the same thing....not sure why they arent getting back to me. Is there something I should know about my lot?

May, that survey references another drawing, lot 16 block A, it must be an official subdivision plat, if it is, it may well have an acreage or sq. footage. If it does that is the official number.

May, Go To The Warren County Courthouse

See Debbie in the Record's office, she can print you your lot off the filed map. Lot area info will be on it.

Question is, why are you arguing with the town over the lot area?

Mansfield tax maps should have the area per the filed map. I would not be able to access any info until Monday.

Warren County has recently had more information made available on line, but for what I do, it is just as convenient to stop in the courthouse. I was there twice on Monday, once on the way to a survey and at the end of the day, on my way home to re-research and find a corrected deed for a parcel.

Frank Kowalick is retired and moved away. It is surprising that the area was not included.

Tax Map 24 Is Not Complete

I checked out Mansfield Tax Map Sheet 24 today. Interesting that only 2 of the lots on that map have lot area noted. Taxable lot area is one of the purposes of tax maps.
