Just curious - what kind of "Plat" gets flood data?
Seems in some areas they put the Zone and Panel Number on Survey Plats. I don't in Mississippi. Thou a lot of surveyors do it here also.
"Based on what can be scaled from the graphics shown on F.I.R.M. Community-Panel No. 480456 xxx C, dated September 26, 2008, This property appears to lie within "Zone X." As stated in the map legend, "Zone X" is indicated to be an area "determined to be outside the 0.2% chance floodplain."
It seems to be a trend with planning departments along with requiring subdivision plats to be in state plane. Then you realize that the one corner is state plane and all the rest were ground coordinates when you inverse. Point is, these planning departments require stuff that they don't know how to use.
I always get my information for the FP manager. FEMA maps are a minimum requirement, the community can go above and beyond
FEMA's requirement as far as BFE's. We also have advisory maps that may not show up on the web site.

So are the dimensions on the Subdivisions ground or grid?

The plat has annotations of grid coordinates. The distances on the lines are ground. When I inverse the coordinates, the distance matches the line. That tells me that somebody needs a refresher on ground to grid coordinates. It's an easy fix with these new confounded VRS network GPS receivers.
