I have met a few (very few actually) "Landmen" that were pretty damn good, even really good.

I know lots of them, a mixed bag like any profession. I wouldn't want to do it.
I'm asking to help convey information to a younger colleague who mentioned a " surveyor" had asked for help researching some easement title issues, and was coming up short on any answers.?ÿ I got the email chain and found out he wasn't a surveyor, but a landman.?ÿ And I agree.?ÿ Most I've had contact with were like Herb. or Worse.?ÿ A few were even attorneys.?ÿ Sharp and very cagey, and knew their stuff. Was very cautious around this version.

Most of them I've met are fairly professional.?ÿ My brother Holden is an attorney and had a good gig chasing minerals?ÿwith a healthy daily rate and per diem.?ÿ I helped?ÿhim in '09 and '10 when things got slow.?ÿ It's a good exercise in chasing records other than surface?ÿtitle.
But I have seen a few reports put together by numbskulls.?ÿ And a 100 year old courthouse with thirty land men crammed in the Registrar of Deeds Office (all waiting on the same Section Book) is a sight?ÿreminiscent of hogs at a?ÿfeed trough.?ÿ Some of them even smell similar...

Every once in a blue moon I will go to the clerk's office and it will be full of them, shoulder to shoulder for a week to months and then poof they are all gone.
They go to where a company is trying to lease everything they can for the oil and gas rights and gaining access.
I know many of them and work for them on occasion.
I staked one of the most high pressure wells ever drilled back in the 70s and before they could bring it to production it blewout somewhere underground and they had to seal it off.
Took nearly 20yrs for them to find that pocket again. Was at the NE part of the intersection of Texas Hwy 155 and US Hwy 259 where a machine shop sits now.
They hit paydirt again west of 259 a couple of times since.
I enjoy staking wells, especially since GPS arrived.

Some of the "smoothest" transmission line projects I have ever done were done while working closely with the "Landman" on the project, but take that with a?ÿ grain of salt, as they were not only certified as "Landmen" but also registered Professional Land Surveyors (and the occasional one who wasn't but should have been a registered PLS). If they know their stuff they can keep the process moving for you and the road ahead of you on a project wide open... it's all about their level of expertise, and I guess I'm lucky as I've always been paired with ones who were great to work with.
