What do you do about this?????? ... blanks in the title report???? WTF???

"18. Commercial Access Easement Agreement by and between V & V Investments, Ltd. and Liben, L.L.C. dated July 19, 2000 and recorded July 20, 2000 in Book 3818 at Page 174, XXX County records, amended by that certain Easement Agreement by and between ______________________ and _________________ dated __________________, 2012 and recorded on __________________, 2012 in Book _____ at Page _____, XXX County records."

Why wouldn't you call the title company and ask them??

I see that every so often in preliminary title reports or in commitments for title insurance since the final title insurance documents are going to be revised right up to settlement.

In the past I’ve noted it like this:

18. Commercial Access Easement Agreement by and between V & V Investments, Ltd. and Liben, L.L.C. dated July 19, 2000 and recorded July 20, 2000 in Book 3818 at Page 174, XXX County records and intended to amended subsequent to the date of this survey.

I've never seen blank recording information on the report. I would contact the title officer. The report is suppose to list "current" exceptions to title, if they can not give you specifics, you can not place it on the ALTA.

As for the reference to your preliminary, I get this constantly. I really love it when the reference it as an unsigned survey. I usually call up and complain and then when they will not remove the exception I make sure to point out in my surveyor's not for said exception that this is in fact the survey. Or, if this is the only change to the title report I will stand firm that I can not reference the draft. If you are working with an good attorney they will usually see your point. To remedy this I have started to watermark my review copies so it is damn hard to confuse it as anything but a review copy.
