Full ALTA survey in suburban Birmingham on a 35 acre open air shopping center with 60 boundary corners. There is one long building, a separate building that once held a Kmart, and a third strip shopping center with about 10 stores. There is a survey from 2005 by a company from North Carolina. Basically all Table A items, except for a topo, are requested.

20 large bare bones..... And I am a registrant of Alabama. If I did it in 2005 it would still cost you 15k

That is $1,500.000* the SQRT of the Acres

1500*5.1961=8,874.12

Plus $100.00 per corner.

100*60=6000

8,874.12+6,000.00=14,874.12

But you wanted to charge 20K for a 3 1/2 acre alta when you already had all the site info in house? I thought 8k was fair and not low balling. Can you explain why only 5k more for about 10 times the work?

I bid jobs by estimating days I will spend on it. Even a partial day is counted as a full day.

I will charge the same for a half day job as I do for a full day job. Makes no sense not to.

A day is a day whether it be 2 hours or 12 hours.

How much do you charge per day?

35 acres and 60 corners are about 80 or so feet apart on average. I'd say the Boundary would be $4,950. Setting pins not found during the course of survey is tough to estimate but I think $100-115 a corner is about right. Location of improvements would be about 7-8 days. Drafting would be roughly 4-5 days assuming data collection and line work is done. Checking and review would be 12-16 hours. Research (in my experience) would be about 4-5 hours with an existing title report in hand before so and, assuming you're not a million miles from the courthouse and do not have online access.

Without setting corners not found it looks like somewhere between $16,270-$16,800. These numbers are based on $50 for cadd, $115 for field crew and also LS. I have done these before and parked cars can be a pain. You would have to add a few thousand in for a sub to locate underground utilites (table A) and the location of such.

I'm guessing the $17k to $18k range. That's a lot of work, but I doubt it will go for much higher than that.

Please post an update to let us know the ballpark range, just out of curiosity.

It is the dead of winter, you could have it flown and reduce your overhead costs if schedule permits.

That is an interesting formula, and surprised me it came up to about what i would bid the job ($15k). I got there from 7 days field at 5 acres/day plus office time.
