I'm researching a project and I pulled up this plat done on the adjacent parcel, deposited in 1996

My parcel is adjacent to 222' line - it's the 222'x262' sections and the description defines the interior angle as 90° - the angle point created by the re-survey with the 0.03 line segment is at my most easterly property corner.

I'm guessing that the circles aren't necessarily monuments then (can't be 0.03' apart). If not, are there any monuments called out on the plan? And what are the circles supposed to be for?

I like that area to the nearest tenth of a square foot. I wonder if they even understand how small that is.

The 0.03' is one thing, but I like the direction even more, N44d 08' 03"E, that really pins it down! 😛

Perfect closure on the property? or misclose about 0.01' ~ 0.03'?

That is just really, really sad. Do you expect to find two irons side by side there?

I would set two, but would take both monuments to a machine shop and have both of them turned down first so I could set both properly. Straddles would hold the position of the first monument until I got back with the modified pins. All be explained in the narrative so those in the future would know my logic at the time.:whistle:

Maybe that is what happens when the tip of the rod is not precisely centered on that dimple on the top of the axle.:-D
