If you are looking for a small survey shop to take over, not really a straight buy out, but, about a 3 year transition....Where do you begin? That's not really a first date kind of question...

Your question really is a first date kind of question. I think you're spot on with your financial plan too. How else are you going to know if someone is looking to sell if you don't ask? I'm going to bet old surveyors probably admire straight-forward language. Most smaller shops wind up being either bought out by larger outfits, purchased by a long-term employee or simply closing the doors. None of those options are really big money makers for the proprietors.

Search for a close-to-retirement age surveyor that keeps a shop in the area you're looking at. Do a Goldilocks thing and see who's too big or small and who's "just right". Go take an old fart to lunch. I'm going to bet there's not nearly the number of "soon to be" or "newly licensed" employees that use to take over retiring outfits.

I can think of two or three shops in the Jackson Purchase area that you need to buy so someone that knows what they're doing will be running them.

I've got family in Eddyville, and Madisonville. My folks grew up in Madisonville and Providence. Wife went to Murray State and we lived in Murray for a stint.

Murray would do fine...
