Received a call today from the mayor of a town with a population of about 500. They have a problem and need a surveyor. He said if it would cost less than a certain amount he could give me the go ahead. We talked a bit and he asked if I had a price in mind because if it was over $300 he would have to let the full council discuss the matter. I assured him the full council would need to discuss it.

I'm not sure what i could do for $300 but it wouldn't be much. Maybe a description of something i already surveyed or something...

I wouldn't do an elevation certificate for $50 if there was a benchmark in their driveway.

I'm at 850 for ECs and I know others are even higher around here.

Someone called recently to get his property staked. When he saw the price he said he didn't think it would be that much for me to just come there and 'hang some flags' I assured him it was much more of a process to determine where to hang the flags and that we also put metal pins in the ground. He then asked if we would come and only do the 4 corners for $300. I kindly declined.

I wanted to tell him for $300 I would come put 4 pins on his doorstep and he can put them in himself. I refrained.

I recover 4 corners and flag on a five acre tract for 400, out on open sage and grass land. 35-45 minute drive and about an hour and a half in the field.

What happens if 2 corners are pulled and needs to be replaced? Is it still $400?

Do you break out the equipment and check the pins?

If it was a previous survey I'd done and for the same client, I might do it for $400 too.

Every now and then there is one missing. I let the client know that if I have to replace one then I will have to make a plat and deposit it. Usually for 1200. These subdivisions were done in the Seventies thousands of lots were divided 330x660 lots. Cheap lots attract out of state buyers and now the pot is legal in Colorado they are going like hotcakes. And yes I do locate the corners with GPS. I usually recover the block corner and go from there. Probably wouldn't be able to sleep at night flagging a corner I hadn't checked.

The cheapest guy I know doesn't do anything for less than 450, much less to consider that the average price...

That thing is pretty much useless. It is an unscientific survey; the sample is self-selected. It has nothing for California.

Just randomly looking, the average price for Miami, FL of $334 is based on 26 responses.

It looks to me like homeowners that got an MLS for $150 go on there and put in the price they paid. They have no idea that they didn't receive a Boundary Survey.

If a property owner is more sophisticated and actually gets a real Boundary Survey they probably don't go posting the price they paid on Homeadvisor.com.

But I'm just speculating.

They didn't have enough enformation on Paris, TN, but the prices for Memphis and Nashville were a disgrace.
