I guess it's just springtime down here and I'm getting more than my share of "loose screws".

We prepare RW documents for a local utility company. Any time a "distribution" line is constructed on private property an easement is required. I do literally hundreds of these and most of them are in a rural setting. Most folks are more than happy to get the new line constructed. Most....

One fella has an 80 acre homestead, kinda shabby-chic and has drilled a new well by a new barn about 1200' into his property. From the looks of his place cattle and alflalfa are his livelihood.

We arrive to locate the facilities and he meets us at the gate with all sorts of horror stories of companies stealing his land and "new order" money that is already printed and will make all our money useless and the "guvmit" can listen to what you say (that's why he disconnected his satellite dish...) He wanted to make sure our GPS wasn't some sort of surveillance device..yadda yadda...

When he got to a convenient pause I asked him, "You gonna let us in or not? The Co-op won't heat the line up until they get a signed easement, you know."

"Oh well, hell yeah, come on in." This guy turned into the nicest fella in the world. I guess he's just a little more in tune with current events than I am...:pinch:

Anyway we get finished up and I get back to the office and start looking through the title work. This guy owns the whole SE corner of the county, with minerals! There were 35 pages of his holdings I had to look through to find this property. I couldn't even begin to guess how much he's worth, money-wise. Not that I put a lot of value on new vehicles but his newest pickup was an '89 Ford.

Sometimes I think monetary wealth can really drive folks crazy. This guy is scared to death that everybody is out to get him.

Hell, he may be right... o.O

But can he run a 90 station traverse on 105 degree day only consuming a thimbleful of water and a can of sardines that expired in 1958? 😀

Unless the minerals are producing he is probably land poor. Land poor where I'm from is someone with a lot of land but not really all that much cash or liquid assets. I had a guy tell me once a long time ago that if you can't convert it to cash by the end of the day you might as well not count it in your net worth. If you really want or need the money quick and what you own is a bunch of rural farm/ranch land your chances of converting to cash quickly are not to good, maybe a loan, but that is just the beginning of losing all that land. This sort of land won't make enough income to carry a loan paying interest for very long. Just my life long experience.
