I need to write an easement description. The parent parcel is a platted lot whose boundary is entirely composed of a series of curves, and entirely surrounded by road right of way. It's an island in a split roadway.?ÿ The easement is to be a 4' wide strip adjacent to that right of way entirely around the perimeter of the lot.?ÿ I've never written one quite like this so I'm searching for some slick verbage.?ÿ
Draw it on a plat.?ÿ
Legal description: The xxxx easment as depicted on xxxxxx plat.?ÿ
It ain't pretty but I've used verbiage like this in the past..
A 4?? strip of land entirely within, parallel with, and adjacent to the boundary of Parcel?ÿ X , Lakeview Acres No. 478 according to the plat thereof as recorded in blah, blah??.. ?????ÿ
@flga-2
Is that the ..' blah blah...' with a Southern Twang'?ÿ or a 'Wicked Pissah' North East Accent?
I'm pretty sure 'blah blah' is pronounced with a southern twang.?ÿ Some frickin' wicked townie would probably say something like 'yawda yawda'... ;)?ÿ
4 foot wide easement laying coincident with all property lines being a portion of Lot 1 as shown on Plat A, page 2, being bounded by Highway 1 and highway 2 entirely.?ÿ
But I agree...just draw it and reference the document.

In this case a drawing would be worth a thousand words.?ÿ
Buy here in Oklahoma we have a quality problem when it comes to recorded documents at a lot of Registrars' offices. They wind scanned, scaled, or both, and almost illegible.?ÿ A lot of the time this renders them practically useless.?ÿ
A good paragraph is forever.
A four foot wide strip of land being the exterior four feet of lot x, block x, some sub.
All that part of Lot X lying 4.0000000 feet or less from all boundaries thereof.
