This was on his rubber stamp. Every plat got it, going out the door. He was doing 5 to 10 surveys a day. Stepping things off. Hang a bit of flagging. Draw up the existing deed. Sketch the house. Never a problem. He earned 2-400 k per year. Several helpers. He finally passed away. It??s an odd form of cynicism. Title companies loved him. No serious surveying, of course. But it greased the real estate wheels for a long time. It hurt The title companies when he went out. He had a rolo tape, and a compass.?ÿ
Did he try to do it right, but then give up??ÿ
Now a days, the title companies have to wait on rip off surveyors, trying to survey with actual equipment.?ÿ
I mean, a 20 acre subdivision, into 10 pieces used to cost 500$. With a road down the middle. 660??x1320??. Nothin to it, right?
Do you have a surveyor in your area, charging 1/3 of what he should, or 10% of what he should, and essentially getting a ??free ride? on the backs of actual surveyors?
When criminal activity is setting standards, it??s hard to compete.?ÿ

We have a court case in Arizona where that provision was upheld.?ÿ
Title companies and lenders don't care about the house location, they are using surveyor's stamps to limit or transfer their liability to the surveyor. I've never seen a surveyor pay a price for a mortgage inspection survey here.

There was an old timer around here named Warren that did a fair amount of work with just a rolo-tape and his eyeball (neither worked real well).?ÿ We all knew who he was and his name had even taken on a special meaning.?ÿ When we were pacing or "slapping" a 90 we called it a "Warren".?ÿ Warren got busted by the state board for failing to adhere to out minimum standards.?ÿ He was able to pay a fine and maintain his license.?ÿ
Some of his surveys had distances shown such as "1320' +/-" .?ÿ Now our minimum standards state that distances shall be shown to the nearest hundredth of a foot.?ÿ I saw a survey he had performed after he was busted that stated, "1320.00'?ÿ +/-".?ÿ
That was Warren's attempt to meet minimum standards.?ÿ?ÿ
I think all areas of the U.S. have a surveyor like that or two. The problem is our world moves slowly. Problems created by surveyors can take decades to become apparent.?ÿ
Of course notes like that don't do anything to reduce liability. I suppose some less than worldly land owners may be convinced not to pursue legal action though.?ÿ
We had a fellow who did fairly good work but never had a license.?ÿ He finally was warned by the State Board to cease and desist but they couldn't take away a license he had never had.?ÿ He did stop doing field work, though.
Saw a survey last week where the current surveyor was accepting monuments set by this fellow and named him on his plat as the original surveyor.?ÿ He probably had no idea he was following a non-registrant.

May not stand up in court, but it's a start.?ÿ Probably going to get sued anyway, but at least there's a leg to stand on with this note.
