Probably one of the most interesting ones I have done. Ryan Veersteg knows the area quite well. He probably had some deep thoughts happening in the part he was involved with..
Anyway, here's some of the tidbits of it...still ongoing
A prior surveyor does a map for an attorney as the client, based on the map, the client wins a law suit about various items across his parcel lines. On this map a wall is shown that is at the rear yard of my client. The wall is shown as being (graphically) +/-3 feet north of my clients north line. The neighbor on the north, who lost the law suit, then ties into the new city sewer. The lateral is placed south of the wall, in the 3 foot area.
The prior surveyor shows a deed distance of 13.70' to the common line south of the wall. The dimension is wrong. I have all the current deeds for the area including the ones granted in the mid 50's as well as the attorneys deed, all of the show a dimension of 10.76', not 13.70'
The area is comprised of eight deed cut parcels. Some start from the west and south, others start from the north and east..
LA County flood control mouments just do not match the reference points. Not huge differences, but a minor PITA anyway.
Corrections made in red ink on the 1948 LA County flood control notes show differences AFTER RW monuments and reference ties were done...for instance, the 1948 original notes show 590.84', the corrected value shows 577.75'
The wall I started off yakking about happens to end up being a party wall. I did a check on the control yesterday and we only had a variation of 0.03'. The party wall makes sense since the original owner of the land was an architect, who over the years sold off the different parcels.
Last, but not least, my clients deed line on the south is overlapping the neighbor on the south. This is NOT the wall area that a prior surveyor erred in showing on his map, it's a new can of worms. My clients legal and the southern neighbors legal both start at the same point, a LA County flood control RW angle point and agree on the calls south, then the neighbors deed heads in one direction, while my clients deed makes it's calls in a different direction.
The saving grace of this whole mess is original monuments. I have (3) LA County RW monuments that lock that line down and have found four monuments bearing the tag RE 2410. I believe that this individual was the architects surveyor and monumented the original deed cut. Ryan also found one of his pipes that fit a vacated 12' wide walk perfectly, even though it's in an area that does not make much sense right now.
PS The overlap is NOT a survey issue, it's a title issue. If it's not straightened out by the time I get the RS ready to file, I'll show the overlap area on my survey. Some may disagree with this, but this is Los Angeles and that's how it is done.
PPS VERY IMPORTANT! Ryan is NOT the surveyor I am in conflict with...I am so glad Ryan did an RS north of me, finding his pipes was a GREAT check on my work.
I agree, show the overlap. Can you determine which is the correct line? You said it was a title issue, but I see the JR SR rights all over your sketch, so can it be determined? PS I like your sketch.

I believe the correct line is my clients, it matches the fencing. The reason this is not a survey issue is simply because title was insuranced in error by one of the title companies. The JR/SR shown on my sketch is because the JR deeds have calls to those SR lines.
Some would suggest quit claims, I agree, but that will only happen if a title company is directly involved with it. If anyone else tried to do that here the county recorder would think that an illegal grant was being done and would not record the quit claim. These people paid for title insurance, so why let them off the title companies off the hook? Make em pay!!!!!!

When I surveyed that area in there I was kind of worried the deeds I was surveying would force me to work down in that mess, but I was lucky.

Thats a simple architek font. I gave it a line width 2 to stand out. I just came across another nice one... Stylus BT
The one drawback with this one is that it redraws slow. Lots of construction points to create it and it's a filled font.
