I have heard Arkansas has a big problem with realtors
writing legal descriptions.

The title companies around here will pass on any property description from any source into the new deeds as long as a new survey is not being required by the bank.
They will go to the person the last survey was performed for and request permission to use that survey before asking a surveyor for anything.
