The image below is a "Boundary Survey". It has all the same requirements as a real survey.
I run across these type of "surveys" often and was wondering if you guys do too?
If so, what do you do when you see them?

Looks an awful lot like "Practicising Land Surveying without the benefit of a license" I'd make a copy of it and send it to the State Board of Registration ans ask for their opinion. Or, you can sit there and let them take the food off your table.:pissed:
In Florida, the term "boundary survey" is standard and required on all surveys in which a boundary is determined, and does require a defensible boundary is determined, monuments found/set, etc. I'm not sure if that is what you are asking.

Well, now that I take a closer look, there doesn't appear to be bearings shown or a section tie for the M&B portion of the legal, fence ties, etc. ... what does your BOR say about that?
common surveys of those company's that do surveying as a 1 man crew and only charge $150 +/- that the title companies love.

J/K.... seriously, yes I do.... not so much in FL, but I've seen this, and a LOT worse, in GA...
I can explain it to you, but I can't understand it for you...
So long as it says "Site Plan" or sketch or some thing resembling those words rather than anything with the words boundary or survey or certificate, I have no problem with it. If it says any of the latter words I would report it to the BOR.
It lists a legal description. It has distances on lines. BUT the main thing is that is shows measured distances to a structure from a boundary line. That is a survey, no matter what they call it and if the guy that did it is not a registered land surveyor, he is indeed practising land surveying without the benefit of a license to do so.
If EVERY TIME you see one of these, you copy it and esnd it to the State Board, soon this practice would stop.
Realators will do anything they can get away with and they must be stopped. The Realators and Land Title trolls will not be happy until the government decrees that land syrveys are not required.
Then you guys are going to ge "hongry", and you are letting it happen by making these excuses for that practice.
Unfortunately, these 'floating parcels' surveys (no connection to adjoining or parent parcels) are common in my area.
In a previous survey life this would get ya fired or probation by the BOR.
The concept of 'local standard of care' is a tough mountain to move.

This would be punishable by fines to the tune of at least 6 grand. If this guy was not licensed, the Texas Attorney General would have a deputy knocking on his door.
I agree. If that is an existing structure, then showing ties to the PL represents the result of a survey.
If it's a proposed structure, then this may not be a survey violation, as it would be design - and the intent could be to have it surveyed at some point of construction.
