This is an example of what a local developer has created by subdividing land, not recording the subdivision, writing his own descriptions from surveyors plat.
At least he did hire a surveyor to put the boundaries on the ground, we have had a few developers that sold land in subdivisions that were never surveyed on the ground.
"Beginning at the Northeast corner of a 98.26 tract, this point being West 684 ft. from the Northeast corner of same;"

Yes, without a doubt the descriptions written by non-surveyors can be the most difficult. Whenever I see a description in yards, I assume until shown otherwise that it was just stepped off using a ouija board for directions and without any benefit of a survey whatsoever.
I don't think I'll ever forget the one that began at "Smith's mailbox" and proceeded "Westerly 70 average steps to the common man" and covered all the cardinal directions for the same distance. It was a given that the mailbox had moved a time or two in 40 years.

Ran into one several years back that gave the distance in "smokes". Kind of like "...thence Westerly along ridge 2 smokes; thence Southerly to the big tree about 1 smoke..."
Guess those old timers always had a butt going.
I suppose that would be a sufficient trigger to allow leaving the 4 corners...

One that is very common in this area is " Beginning at a post (or stake) in the center-line of the road. Haven't recovered many of those!
i remember an old boss of mine telling the story of a distance described something to the order of 'three arrow shots'. they got a bow and some arrows of that era, tried it, and i think they did find the next marker.
I call those "Kitchen Table" descriptions. Ugh.
