I'm in the process of doing an ALTA survey in which Table A, Item 2 is checked. I understand this to be the address of the entire property.
My problem is this property is an apartment complex and the lawyers are wanting me to list the address of every single unit. Is that a reasonable request?
I am thinking this complex consists of low-rise buildings or town houses.
We just note the actual address inside each building on the drawing.
(i.e., "Two Story Brick Townhouse, #345)
Shouldn't be too difficult. The office always has a map showing the apartment numbers.
Each unit has a separate address.
I am sure this isn't the case because I am sure you would have thought of it, but...
Unit Numbers are different from Addresses.
And I am sure you looked at the Table A options. Option 2 says "Addresses if disclosed in Record Documents, or..." Is the title report a record document. There are a few times I have had the lender be ok with the address in the title report.
Just some thoughts.

"Address(es) if disclosed in Record Documents, or observed while conducting the survey."
There are no addresses in the title report.
The lawyers are calling the unit numbers "addresses". Are they? I would think they are. Never before have I been asked to get the address of every single unit.
How about...
"123 N Something Street, Apts. 1 - 252"
How about...
Apparently, each unit has a separate street address.
I've decided to just go back to the site and get the number of each unit.
How about...
I like Bruce Small's thought. Stop by the rental/manager office. They have a map/list.

I would say NO, they are not addresses. Put them in google earth, as:
Unit No. Street Name, City, State
and see if they come up. If they don't then that should end the request.:-) If they do, don't bring it up. 😉 Is there a main office building?. That is what I usually do. I just did an ALTA on a 120 building property, about 100 of them have a minimum of 4 unit numbers each. I will not put 400 "addresses" on the survey.
How about...
I have done this, but you have to be careful. It does say "observed while conducting the survey", would that cover taken of an exhibit map. I would probably walk the site with the unit number map and check it.
really all this is, is attorney pencil pushing so they can keep billing for hours.
How about...
True
First of all screw the attorney . Take a picture of the mailbox kiosk and put on your map as an inset .it will have all the numbers on it
Why do people complain about giving requested information for an ALTA? This case actually seems like a trivial request.
Table A items are optional and negotiable. If you don't like the request, don't do the survey. Otherwise charge for it and give the client what is asked for.
No surveyor should ever rely on Google Earth as authority for anything.
Hey SC
I was thinking of putting out a BOLO here for you.
Good to see you posting.
maybe the GIS map has the addresses too for emergency services i.e. fire, police ambulamce etc

1. I don't want to go back to the site.
2. I've never seen such a thing before and was wondering if this is a normal request.
3. If this falls under Item 2, there is no more fee.
Hey SC
Thanks Robert.....busy busy busy since January 1.
Been lurking but not much posting.
