We are working for a small homebuilder.

He is building 3 houses on a cul-de-sac.

He says they are all pre-sold, $650,000ish (no foundations in the ground yet) and he had multiple parties interested in each lot.

I feel thats good news, at least I hope it is.

I know its only 3 houses, but I hope it continues.

You might be able to sell one at that price once every 10 years in my county. Very, very few locals who could do that. If they were going to spend that kind of money they would have it designed precisely to their desires.

Mow the grass? Hells bells man, hedge clipper the grass. We are talking 0.18 acres. Go outside and throw a football with the preschooler a couple of times and the grass is trampled to the point cutting is unnecessary.

I have one house builder who has two subdivisions and is building houses in the $600,000-$900,000 range. He is selling them as fast as he can built now.

Duquesne, PA

I think the median sale price in this town last year was $10,000 or so.

I did a boundary survey of a parcel there that was once part of a 250 acre steel mill parcel, that before that was 300 or so small residential lots, plus streets, etc dating back to the 1700's. Now it is all gone.

I think John has found a house whereby the surveyor will almost make as much as the RE broker 6% = $498.

However, the RE folks will pull down $41,982 on James Flemings example.

The broker in James example could use his comission to fully purchse five houses like the one in Johns example.

Nevermind, link did not work. It is in Malcolm's Point Subd in Trigg County Ky should anyone want to look it up on the MLS sites.

There are some that have gone higher than that, but they will either be on very large acreage or lake front similar size.
