Have a surveying job to puzzle out a boundary line along the west and part of the south lines of a property.?ÿ

It's some distance from me and I request the title for the property.?ÿ

I got a large PDF with deeds back to the patents.?ÿ

The newest deed in the pile is 1959 which is the deed for the property in question.?ÿ

Except much of the west portion and the south part of the 1959 deed has been sold.?ÿ

Plus there is a metes and bounds/sectional deed that I need that was added to the property sometime after 1959.?ÿ

None of those adjoining deeds are included, nor is the M&B deed.?ÿ

I was able to get some of what I need online, but some of it hasn't been scanned.?ÿ

Makes me wonder just how the sale can move forward.?ÿ

Yeah, this one is a bit startling, without someone reviewing this would they have granted the deed of record forward? I've seen that happen too many times.?ÿ

I'm living proof of that.?ÿ Many years ago when Trivial Pursuit was very popular I played that game with a small group where most were super music fans.?ÿ Every time I got a question involving the subject I was the only one in the room who did not know the answer.?ÿ But, in most every other category I was the only one who knew the answer.?ÿ For example:?ÿ Which President sold the Presidential Yacht??ÿ BTW, it was called the USS Sequoia.

I know he tried to raise some baby birds once when he killed their mother by throwing a rock at her and somehow accidentally made a direct hit.

Truthfully, I don't recall him having a dog or pets of any kind.?ÿ I can't even tell you who his buddies were that weren't adults.?ÿ Did we ever see Sarah, the telephone operator??ÿ I don't believe they ever gave a name for his birth mother.?ÿ Barney's first name was not Barney, though.?ÿ He was some sort of cousin to Andy.?ÿ They did a pretty fair job of hiding the effects of the real-life stroke that the barber had. Which major automaker supplied the vehicles seen??ÿ Who won the Battle of Mayberry??ÿ There was a tremendous number of famous people who made guest appearances, from Don Rickles to Buddy Ebsen to the future Hulk (Bill Bixby) and Barbara Eden.

I'm writing Deeds now, getting them signed, and filing the documents now. Plus I had to search the records myself. I don't know what there's left for a Title Company to do?

In my corner of the world we surveyors do our own title research, even when it's an ALTA survey, as an essential part of getting the full story to solve the boundary mysteries we tackle.?ÿ We DO NOT assume the title employees know more than we do about the documents that involve boundary decisions and listing of recorded easements.?ÿ On many jobs I spend more time investigating the adjoining tracts than I do on the subject tract.?ÿ Harmony is a wonderful goal, even when we aren't talking about a choir.
