Attorney #1 has some property that he personally owns and wants a portion broken off. I tell him about all the regulations that need to be conformed to and how it can't be done the way he wants, how it can be made to work and he says don't worry about all that just create a description and send it to him, he will take care of the rest. Uh ok, but.....

Attorney #2, I have an old client that wants to sell?ÿ2 acres to the neighbor to clean up an access issue; not a big deal I can handle that one with a?ÿdescription?ÿand have the title people add some simple verbiage to the deed and it's done. Scheduled it for Monday, I get a call from attorney #2 who for some reason met with the client and wants us all to meet,,,,,maybe next Thursday to discuss how this should be done. I know what he wants to do which will be the most expensive solution and require a bunch of hoops to jump through,,,,,,,

One is spending his money, the other is spending the clients money.....

I was contacted recently by a law firm handling?ÿmomma's estate?ÿthat included?ÿa few hundred acres.?ÿ Son lives in a house and wanted 2 acres whittled off for himself.?ÿ The land is within the City limits an in the watershed of our water reservoir.?ÿ The city has beaucoup ordinances including a 10 acre minimum for out parcels.?ÿ Any division of such land requires platting ($). I explained this early on and the attorneys assured me there was a way around it.?ÿ I made a few exhibits and didn't hear any more from them for a couple of months.?ÿ

I just got an email a few days ago and after much talk with the City they've decided to leave all the land intact.?ÿ I was included in a mess of emails of which one was an invoice from the law firm for the "work" they had done...it was almost 6K.?ÿ I tried to tell them early on it wouldn't work and my advice was free...
