Mine involves a retracement of the original GLO survey of the plat and a slam bam thank you mam retracement. So, sorta similar...
I also know; the devil is in the details. Believe me, I've been working on this project since August; I've looked under every possible rock out there. Like the hypothetical posted earlier, you need to keep digging until you get the true answer, this takes a lot of time, sometimes... Please forgive me for not posting every single detail. I've made my decision, just like hearing from the good folks here, in case I missed something, before I stamp it.
My clients deed says he has a portion the south half of the south half of lot 10, Abandoned Military Reserve. A reputable surveyor did a survey, 1989, for the lot to the south; he had a copy of the Abandoned Military Reserve (GLO) plat, accepted September 26, 1918; a county right of way map, dated August 1928; and various other surveys from the 70's and 80's, supporting his position.
The fly by night outfit surveyed the north half of the south half of lot 10 in 2009, his only reference is to a plat that he used for his basis of bearings. I miss his road alignment by 3.3 feet, at our common line (E-W), and his line is 0.8' north of the line I came up with; although I only miss our common corner at the east end by 0.3'.
This is the gist of problem; I'm sure there will be lots of questions, I will try to answer as best I can. If you do some sleuthing and find out who, where, when, what, and/or why; try to keep it to yourself, in respect of those involved.

Fly by night obviously does not care a whole lot. He's got GPS. (Good Position Sure). Um, what was the problem?

I am having a similar problem but I only miss myself by 1.1' and I can't remember how I did it in 1978 and that file folder is mt. Fortunately, there are no surviving corners to reconcile only field notes.?ÿ?ÿ
So there are two opinions on where one line is??ÿ Not uncommon.?ÿ Barring a blunder with a reverse bearing that might result in a three foot gap on one end of the line, and I presume you have searched the record looking for a typo. I would have a meeting with my client to discuss how to move forward.?ÿ It is there that they will understand your dedication to the craft, your attention to detail and desire to do what is right. I gotta ask, are you dividing the 1918 parcel by area?
Any reliance on the old surveys?

I hate it when I disagree with myself. Legacy projects with multiple phases and lapses in time between them...plus different measuring tech in as we go along. I have to remind myself that the woods topo that got it to within half a foot of where I find it today with the fancy tech was not wrong...just different tools.
Hit mine perfectly dead on every time, right down to the nearest second and nearest hundredth.?ÿ So what if the bar is leaning a fraction somewhere.?ÿ That is completely irrelevant.?ÿ The original call still hits the bar.......somewhere on it.

One of my pet peeves are finding surveys by others following their own original work and now quoting new bearings off by 4 seconds and a distance off by 0.01 feet.?ÿ They can't keep their damn joystick that perfectly vertical two times in a row let alone a few years apart.?ÿ Nitpickers in the GIS department want to claim there are tiny wedges/triangles of land out there between the original tract and the new adjoining tract.
I think you can sleep well tonight. The fly by night - did just that. You agree and feel good about the reputable surveyor and agree with them. Found no evidence to support the loose work. Move on and claim...prove me wrong. We all have enough gray hair as is. Let sleeping dog lie. Fly by night will get there's.

This is west coast /subduction/plate boundary zone.
From 1918 till now, maybe some geomorphology has been in play.
