I told two people and was over run. Unfortunately the rates in my particular area are currently too low to make much money. One local guy just did 10 acres for $350. I've no idea how they do it. Well I have an idea but I don't like to think that way.

I'm sure there are some that I have missed...
Gain knowledge on how to run a business. Many of us have said we may know surveying, but stink at running a business. If I had to "do it over" fifteen years ago, I would have been much more aggressive on learning how to run a business. I did take a small business class at the local community college, but it wasn't enough. Surveying is one facet, getting clients is another facet, but running a successful business is a completely other matter. I'm still learning.

Make sure the other surveyors in your area know you're around. It might seem counter-intuitive but they may well have work they can't or don't want to do and may be looking for people to refer clients to. And it's good to touch base anyway.

I agree that alot of surveyors are not very good at running a business. Why, some don't even know what overhead is or how to compute it! How can anyone know whether or not their making any money?
Learn about running a business, how to do bookkeeping, what the various terms mean and how they might affect you, what bankers need to loan you some money, and on and on.
I've been in business for thirty years and I'm still learning.
When I look back, I knew so little, but I knew enough to know how much I didn't know!!
....then worry about new clients.

Few people read past the first line, nor do they get past the first impression.
Use your real name and location... and include that zero effort contact info (phone and email at a minimum). Your reputation and status in the community is paramount.
Keep a positive attitude, begin and end every contact with a smile and a personal acknowledgement.
Depending on your location and local licensing laws you probably have a significant amount of experience and exposure to the community already... so you have already developed a bit of a reputation. Use it. Even a negative reputation can help in some ways, at least they will recognize your name and perhaps the bad taste in their mouth will have faded or been forgotten.
Many people use Google to make a quick search for that once in a lifetime need for a surveyor rather than pickup a phone book. Even the frequent consumers with established teams of consultants tend to do it.
Don't worry about making money on every darn thing you do, work for free when you can possibly afford it. Discreetly make sure they understand they are getting something of value as a personal gift... and consider those freebies business development efforts... it is money in the bank.
Personally, I have gotten a steady stream of little pieces of work from my posts is various bulletin boards. Conversely, I do occasionally hear very negative comets about other folks posts.
Be a gentleman, have pride in yourself and what you do.
Bust your butt on your communication skills: writing, spoken word, mapping, legal descriptions, everything... If someone does not understand what you intend it is 99% your failure.
