Reference to adjoining boundary

Texas Board of Land Surveying Rule §663.19(f) (Survey Drawing/Written Description/Report) states, "A reference shall be cited on the drawing and prepared description, if appropriate, to the record instrument that defines the location of the adjoining boundaries."

If you are working in the railroad sections in West Texas, would it be sufficient to note the original survey information for the Section, Block, Township and Survey?

If you pull the most recent deed, the descriptions are generally aliquot and usually consist of the entire +/-640 acres. Not many metes and bounds descriptions found. Seems to me that the original survey information defines the location of the adjoining boundaries.

Andy, I think

that is exactly what the Boards wants to see. If the boundary is still that 640 acres, show the deed that originally defined that 640 acres and not those that perpetuated the same.

In the PLSS states, the sections, townships and ranges are, in essence, a huge subdivision. And their allotment is basically akin to a simultaneous conveyance. I don't know how this kind of thing is treated in Texas, of course. I would think that I would only want to make calls to adjoiners if it was a call in a metes and bounds description calling to a senior line.

(Forgive me if I am addressing something totally out of context in relation to Texas standards of practice).

I think you are spot on Mr. Chain.

I've got another RPLS suggesting that I have to show a deed reference for every adjoining section. I don't normally because when you look at the deed, all it describes is the Section Block Twp & Survey. I only refer to deed where there has been a metes & bounds cut out.

They expect you to show all the adjoining property references that your survey is bounded by.

The VLB expects you to show owners across roads and highways and Headright boundaries.

That's the way most everyone does it out here, the T&P IS the original grantee, so the GLO info IS what you show.
Nedra said to show that & a deed on the school sections even though they just say Sec/Blk/Twp, may have to go to the Patent for an M&B (maybe)
