Second time this week that I have had a run in with a real estate agent...
Guy calls wanting a boundary survey of 5 ac. wants it done in less than a week. I give him a price and he flips out. Says his real estate agent told him a survey would cost $375. I told him go get him to survey it then.
A different agent calls today and says " I have a half acre in town, Surveyor X just surveyed the neighbor's place and i don't agree with the corners. Whats it gonna cost me?" she asked. told her $750. I really didn't want to get involved with it, covered up with lots of higher paying stuff right now. She barks back at me and says "surveyor X only charged $250 to do the neighbor!!!" Then she told me that she just had 100 acres surveyed for less than $750. I told her that I do not believe her, and that was honestly the stupidest thing anyone has ever said to me. She then said "maybe I will just call surveyor X". i said ok, do you want me to look up his number for you?
Real estate agents...

I’ve had “Real Estate Agents” ask me for discounts as “professional courtesy”. What????
I tell them “sure, will you discount your commission if I buy or sell a property from you?” Their response is usually a “CLICK”.

That's a good one. She thinks Surveyor X screwed up the neighbor's survey, but only charged 1/3 of what you wanted, so that makes him better. Fantastic.
I know. X was a bad surveyor, until the realtor found out what you charge. Now he's ok, I guess.
I do not take jobs from anyone's agent, especially a Real Estate agent unless they put my money in escrow to pay me upon completion, that has never happened.
The person responsible for payment has to order the work themselves with a work order by email, letter, contract or other legal form or means for me to do the job, no exceptions.
These people that say that they were told a very low fee should go back to that liar and get them to be responsible for getting it done for less than cost.

It's not just real estate folks that are that way. Title companies, lenders and other related interests always seem to think they are somehow helping their client by searching for the cheapest possible ___________. The blank may be termite inspector, building inspector, surveyor, conservation or environmental consultant, etc. They are doing nothing to reduce the cost for their own services, but, seem to think they can appear to look like heroes by making other respectable business people look like money-grabbing heathens.
i met a nice lady yesterday
she bought her house from a real estate agent
the gutters over the breezeway were not working
she had someone check it out and there are 4 layers of shingles
she then said "I would expect a real estate agent to know about such things"
i thanked her for the great laugh after a long day in the field
An undeveloped property kitty-corner to me just on the market. I contacted a broker that I have done business with in the past to put in an offer (mainly because the listing agent is a :poop:, I don't trust him further than I could throw him and I didn't want him to get all (any) of the commissions; needless to say I don't like the guy).
I put in the offer, a very reasonable offer and the listing agent proceeds to tell my agent that there is another offer on the property. The thing has been on the market for less than 4 days! He told her that it was an adjoining land owner that was an acquaintance of the owner. Thinking this was very odd, I contacted every adjoining land owner there is and they all expectedly said the same thing: "What? I didn't even know it was on the market". #@^&ing Dirt Bag! I wish there were a way to prove he was lying and trying to spook me into offering more with a "Phantom Bid".
The seller counters with "Highest and Best". What the heck is that?

Reduce your offer. If he really has another buyer, then you dont have anything to lose, but it is more probable that the seller and the agent will be having a discussion about why the offer went down.
I no longer take jobs from Real Estate Agents unless paid upfront. Been burned too many times. Last time I was told the fee would be taken out of closing, I took down all the required information, closing agent, etc.. proceeded to survey a 30 acre tract which had not been surveyed in the last 80 years, finished the survey, sent the plat and invoice, only to find out that there was no actual purchase contract on the property and there was no closing scheduled. I explained to the agent I am not in the business of speculative surveying but to no avail. Bottom line is there are too many Real Estate Agents who have no business selling real estate, who are there merely to serve their own needs. They take a six week class and a test and bam, they are licensed to sell, with no knowledge of how their actions or lack of actions affect the clients and supporting professionals. I am not saying all agents fall into that category but the ones that do really give all the others a bad name.

Hard lesson to learn.
I find it best to work for either the land owner only. If a prospective buyer wants a survey, that can get a bit sketchy, since the deal may fall through.
Contracts and large retainer/down-payments help make sure that they're for real.
Agents - realtors and lawyers - are never good to have as the client, since they're just go-betweens, and won't feel obligated to pay if a deal goes south.
Yeah, I didn't budge from my original offer. In the counter offer contract from the seller it states "multiple offers being made". The fact that this is flat out lie is what really makes my blood boil! I guess this crap happens all the time. No way to prove it either.
Ask to see the other offers. They will try to say that offers are confidential.
Tell them that your are filing a complaint with the DRE, and they will require the offers during their investigation…
This practice is totally unethical, and the agent could loose their license, if proven.
I've heard this same thing from more that one realtor. I think that it's the way that most of them operate.
