digs out the corners-

a- treat the east pins as closing corners on the R/W-

b- bend the R/W thru the pins

c- nothing- the found monuments will be as shown on the amended plat.

this is near and dear to my heart right now- just a few blocks away, we buzzed a pin- nice sharp location- and by the time we got to the true position it was about 0.8' away from the buzz -

So basically the prior individual found the BC and the two lot corners and then slapped the record plat on them, Heard a ring at the other intersection corners and then set the perimeter of lots based upon "spidey sense" and a "warm fuzzy feeling".

Not much regard for Boundary establishment principles and or retracing solid evidence of controlling lines.

Call them, show them your findings and give them an opportunity to correct the mistake. (Probably runs rampant on all of their surveys though if this is an indicator.)

Sounds like you already know the answer to your question.

When I first read this, I thought it was "magically detected..." I've personally had a few of those and dug down and never found the "magic". Missed it when I was digging the man size hole!

I had a helper once who could dig huge holes and then finally spot it stuck in the side of the hole. And that was with the help of a metal detector!

Used to be some instructions on how to tighten up the under ground location of a vertical pin. I still use it when I need to open a hole in a hard surface. The method uses the known spacing of the detectors along with the pin finder being parallel to the surface.

I did not think one could detect a brass or aluminum

cap with a magnetic field locator. Perhaps if it were affixed to an iron rod....;-)

Monuments hold so who cares what he has? Everybody gets a slightly different answer anyways?! Don't ever pay any attention to those perfect pristine numbers!!
