Major client, buying up shopping centers. The specs include a long list of the optional Table A items. Being a frugal man, I point out that many of those items could be eliminated. Their reply: Not the point. It's easier to pay you to do all of that work than it is to argue with the lender's attorneys as they go down their check list. So, for example, even though this is a paved large shopping center and this is the desert, I'm to check on any wetlands on the site.
So its cheaper to pay the Surveyor to do it all, then to get a few hours of an attorney's time to review the list.
Item 19 says I'll tie wetland flags if they are there. It doesn't say that I'll deliniate wetlands. So I'll just include a note saying that no wetland flags were observed or tied. Just had this come up last week.
That's also why insurance companies settle out of court for nuisance suits. Easier to pay off a little than go into Court and risk a lot.
Money talks.
It also removes the necessity of the highly-skilled paralegals who review them from having to think more than necessary...
Too many of our fellow professionals don't see this very important point. Usually the surveying side of things is such a small portion of the total that it makes no sense to do anything less than a everything you've got service.
Give them everything and charge for it. Do that and at the end of the day I bet both sides will be happy.
