I just went to the FEMA site and plugged in the address to get a FIRM. The site returned a FIRM reference and said that it is a non-printed FIRM. The site that I am working on is on a pond and there certainly is a possible flood zone issue. Has anyone else ever seem this?

That's not unusual in the rural counties surrounding my area. There's no flood plains delineated on those panels, so they didn't print them.

The others are correct. Read all the fine print on the Index Sheet. Actually, there is lots of good information there.
