I submitted my first attempt at an eLOMA today, which I thought was a "slam dunk", with the BFE being stated on the FIRM and the lowest lot elevation being 0.70' higher.
I was notified that an audit was required, and I'd have to mail them a copy of the subdivision plat, a copy of the FIRM with the lot location plotted, a certified statement of the lowest lot elevation, and statement as to how I determined the BFE.
I guess my question is, how long does it take for FEMA to review the audit package? Anyone have experience with this? The client's lender is requiring that they renew their insurance by the end of January. FEMA states up to 60 days for a LOMA review, but does the eLOMA information I submitted speed up the process?
I told the client I'd call tomorrow and give them an update.
I'm not for certain, but I have the feeling anybody's first e-loma is audited. Mine was. And it was a "slam-dunk" too. Give them 2 weeks after they receive their 'fodder' and give them a call. Some audits only take a week.
My first eLOMA was audited, and once I submitted the requested documentation, I had the determination in less than five days.
My recollection is that FEMA advised me that all first eLomas are audited.
Okay, good to know. I'm mailing the package out today.
CG Is correct, it says right in the information that ALL first eLOMAs are audited. Good practice is to pick a good one 'your slam dunk' and do a full workup on it, including a elevation certificate and the whole shot. I had mine all ready to go when I got the audit message, scanned everything possible in that they could want, and it went through in about a week. The only thing they griped about, is the exact wording on my property description. They are really picky about how they want it done, even if it does not make a ton of sence.
Fax in the info, thats what we did with our first audit and we had the LOMA approved by the next afternoon.
If everything is in order with my first eLOMA, how long do you think it will take to get the results back?
It took about 10 days for me. The only comment I got back was they didn't like the way I wrote the simple lot and block legal description. The want it EXACTLY like their sample, but they made that correction for me and approved it.
Read the specs. Last I did it the specs were 30 to review. If the review needed addit info then another 30. If the submission was complete....30 addit. days later a determination letter was sent out and posted online. Could vary.
Fema had a pilot program (if you passed the test ) in NC that gave a 5 day turn around....it was only in NC. I believe they have sharpened their time frame in eloma's (I think)
Good news, thank you.
I checked my email, and I submitted the eLoma 12/27, mailed the package the next day, and it was approved 1/4/2011. I guess they are a lot faster than they claim to be.
They are VERY picky about the description. Follow the example EXACTLY.
