Does Item 9 (parking spaces) refer only to the parking spaces physically on the property described in the deed, or does it include areas immediately adjacent to the described parcel? How about 80 spaces on a parcel ±300' feet away from the described parcel that are referenced to in an "Access and parking Easement Agreement"?

I always count onsite parking of the fee parcel. If there is a parking easement or agreement in schedule B I may count that depending on if it was in the contract. Sometimes it could be 2000 additional spaces for a fast food joint in a shopping mall.

On the last one I did I noted marked spaces within the boundary. I would reference any agreements, obviously.
That being said, we once worked from a site plan approved by our planning department with 8 parking spaces inside the the working bays of a service station.

I always locate at least the first row of striped parking on the adjoining site, and the curbs, walks, etc.

I would note the onsite spaces and offsite spaces per the parking agreement as separate numbers and also show the total.

If the parking agreement is in effect and will continue to be after the land transaction, then that number will be important to your client.

:good: same, just a few more lines of text to explain yourself. Parking is pretty important in most commercial properties.

Table A has a new item, 20a "Locate improvements within any offsite easements or servitudes benefitting the surveyed property..."

If 20a is checked, then off-site parking areas should be surveyed. Otherwise, I add the note "Additional shared parking not located."
