New project to survey. The west boundary of Sec 32 is under a reservoir (not going to locate the corners). Interesting tie in to the POB, I have no idea where this came from. All the curves are a state highway and I got the plans from 1965. This is in the mountains.
Here is the deed:
Convenient distance's of exactly 5280 along the west line, then 1320 along the south line.;-)
At least they call to the section corners. Might as well left the distances out but hey, gotta show how smart you are (a section is a mile square and a quarter mile is 1320 feet). I just need the north/south center line of the west half of Section 32.
307.7 Feet To POB, Not 32,000 Feet
Are you confused by the 32,307.7 numerals arrangement?

307.7 Feet To POB, Not 32,000 Feet
I don't think he's confused, usually there will be a description between the 32 and the 307.7 such as: beginning at a point on the south line of Section 32, being 307.7 feet east..........
It's just unusual to run it together, but I'm sure he knows the 1/4 corner is 307 feet from the 1/16 corner, must be on a standard line with a shift......
307.7 Feet To POB, Not 32,000 Feet
Big shift and closing corners. The brass cap, north quarter corner of section 5, might still be there under about 60 feet of water. The reservoir might be low but I doubt I'm going to find this corner.
The line I need is between Forest Service and State School Trust Land (recently sold to private). The Forest Service should already have this surveyed and marked but I haven't found that survey yet.

Now all you have to do is figure out the N-S centerline of the W2;-)
Piece of cake, lol
307.7 Feet To POB, Not 32,000 Feet
Yeah, if it's not already been done and marked, probably ugly and being a federal boundary................................
Beginning At A Point On The S Line Of Section 32,
307.7 ft. easterly from the N 1/4 corner of Section 5, T18S, R6E, ...
Do I have that right?

Beginning At A Point On The S Line Of Section 32,
Yeah, you are right about that. It's just one of the poor things about the description but SOP where I work. Putting two numbers together in a description without some words in between is not so good. The coma even as a separator here makes it appear as as number because of the three digits afterwords. But sure we can sort it out.
I've since posting, located the original deed which doesn't have the problem. I suppose it's just lazy folks not typing the whole description at each successive conveyance, only once in this case but they still messed it up.
Beginning At A Point On The S Line Of Section 32,
I think even Gurdon would allow the use of "a distance of" in this case...!
307.7 Feet To POB, Not 32,000 Feet
That's the easy part west 1320 from the quarter corners 😉
307.7 Feet To POB, Not 32,000 Feet
On paper the center line of the W1/2 is a straight line. But, the position of the west quarter corner (150 feet under water) kind of changes that doesn't it. If it isn't marked (no survey record on BLM site) do you think the Forest Service will come and do it for me?

I assume you are stuck with the latest record. The plat and other surveys like the legal you posted....
