I did a development plan for a two lot subdivision this time last year, pretty straight forward, went through one round of comments with the county, our design has been accepted with a few mionor changes. Owner decided not to pursue, so it basically is on a shelf.
Forward to this week, real estate agent contacted me about the owner selling the property and wanted an exhbit on the existing and proposed lot lines, easement lines, building setback lines, etc., to show any potential buyers that they coould possibley purchase, complete the development plan then sell the vacant lot.
My question - what SIMPLE note would you put on the exhibit that states this is for general viewing purposes only as is not to be used to finalize a purchase decision or gaurantee the subdivision would get approved by the county. Basically need a general disclaimer.

How about a big red PRELIMINARY across the face of the map.

I want the exhibit to look good. So I was thinking just a simple type of disclaimer of some sort.

I don't like that one, "subject to change" could imply that it might or might not require change. I would use a red rubber stamp that says "review copy".

Drawing would bear my signature and seal.
I like the Conceptual Site Plan or Conceptual Sketch.
I don't stamp until it is finalized. That is just me personal preference.
I would let the realtor make his own sketch.

My State requires such things to be marked "PRELIMINARY - NOT FOR CONSTRUCTION OR RECORDING". Works well...especially when it is a big thing in red ink.
why would you sign and stamp a prelim? things are too easily modified these days, the next thing you know someone whites out the prliminary and files the map.

Very Tricky as the will be able to make copy and maybe reuse it as proposal for other surveyor.
I've had people copy, submit for approval, file and construct from plans marked that way. There seems to be no way to stop them.
I like the "Conceptual Sketch" title - then it's not a plan anymore. Maybe consider removing the dimensions. Definitely no stamp or seal.
I put this note in 80 text right above my logo... Because the Virginia popped me someone handing out a map that wasn't signed or sealed and it wasn't marked PRELIMINARY.
"Unless this map is signed, sealed, and dated, this is a preliminary plat, not for recording, sales or conveyance.".
Like I said it is a normal sized text in the bottom corner of every map. Good luck!
