"For the 16 units, we will use the underlying Tract legal description with an ??also described as? metes and bounds legal description"
The title company sent this and I've not had a chance to talk with them yet. Our client requested a legal description to be written from the current recorded document with the county. I've not seen this language before, is anyone familiar with this? Your help would be appreciated.

They can't stand not to have the "metes and bounds" description.
I just did one of those silly things for a vacation. I returned the metes calls along the tract lines and they were so happy. ??ÿ

This would be where I go into 5 year old mode. Ask "why?" followed by "why", again and again until you get a reasonable answer or they actually consider why they are making the request in the first point. Remember "because I said so" is not a sufficient answer.?ÿ?ÿ
The answer I got is that they won't file the vacation until they have a "metes and bounds" description.
So the description ends up being Tract X of the XXX Subdivision with the following record calls:
SxxE, xxx.xx feet; SxxW, xxx.xx feet; NxxW, xxx.xx feet; NxxE, xxx.xxfeet.
Makes them happy,,,,,,oh, and I don't put my name anywhere near?ÿit.

Beginning at the northwest corner lot 1 said subdivision;
thence east to the northeast corner said lot 1;
thence south to the southeast corner said lot;
thence west to the southwest corner;
thence north to the point of beginning.

it's checklist stuff, and i'd bet like 90% chance it's some attorney's checklist, or a checklist compiled by an attorney.

The only reason we keep getting idiotic, moronic, and ridiculous requests like this, is because we have allowed it, and caved into it for far too long.
