The grantees are deceased so it is possible for the heirs to come forward and make such a claim. If you ask me, it would be a weak argument, but attorneys have attempted claims with less.

I just find it amazing when I see the lack of care that closing attorneys take with their documents. Given some plans I see, those attorneys are not alone.

I must be missing something, but I don't see the problem with the second document. The notary's commission was expired on the first one, but it appears to have been valid on the second one. How often are they renewed?

He said it was the same notary. The first doc was dated mid 1980 with a notary expiration of 1-1-1980. The second doc was dated 1979 but had a notary expiration of 1-1-1982. If it's the same notary, both expiration dates can't be correct.

I think I have to renew mine every three years or so. It doesn't explain this scenario though.

I'd bet that the 1980 expiration is wrong. The 1980 has been typed in and only the month and day were hand written. On the other document, the whole expiration date is hand written. I would trust the handwritten one because it's likely that the notary wrote the date himself.

I would assume the same. The 1980 was part of a form document and nobody corrected the 1980 to 1982.
