Hello, I'm looking for a little help interpreting my land survey from approx 5 years ago, since we are looking to properly fence our entire yard. We just noticed a dotted line cutting through the corner of our house and part of our property labeling as "part of lot 8". Ours is lot 7. I'm not sure what to make of this, or what it means. Any advice or insight would be greatly appreciated. Thank you!?ÿ

Look on the map for the name of the surveyor or company that prepared the drawing.?ÿ Call them and get the explanation. They did the work and are in the best position to give you accurate information.
I need to see your Deed, the rest of the Survey, and if it is a platted lot, the Plat before I can even form an opinion.?ÿ
As the other fellows said, not enough info to render an opinion. However, I will render a guess that your deed actually describes land in addition to Lot 7. It looks like your house was built over the lot line, the error was discovered, and the error fixed by some sort of division of Lot 8, with part of that lot being included in your deed's land description. But that's just a guess. You should read your deed carefully in comparison to the plan, and see if my guess is correct.
Pull out your deed and read the property description and compare that with the drawing.
The last person to have surveyed the property can give you a fast explanation.

Do you have a copy of your deed??ÿ Does the description call for only Lot 7??ÿ Or is it a narrative description with bearings and distances for the calls, and descriptions of the corners??ÿ It could have both.?ÿ

I surveyed a lot a couple of years ago.?ÿ It was half of a bigger lot.?ÿ The other half had a triangular addition from the adjoining lot like that.?ÿ It was on the opposite side of the parcel I was surveying so didn't concern me.?ÿ The odd part of it was apparently in the 1940s a garage was discovered over the boundary. So the adjoiner Deeded the triangle to the garage owner.?ÿ Then it got forgotten about.?ÿ Neither of the current owners have record title to the little triangle; it's still vested (of record) in the original grantee of the triangle.
That "survey" doesn't show any regular monuments so I'm not so sure just what you have there, what it was intended to be used for, to just what degree you can rely on it for anything, and how you are going to use it to place a fence.?ÿ ?ÿI'd talk to to the surveyor who prepared it for an explanation.
