So far I've been provided with a "report" that tells me what the zoning is, but no other details.?ÿ?ÿ We can show that but not much else I suppose.?ÿ At this point I don't care, but I figure someone down the line will care when they review it.

Both require a report (or letter), I'm certifying a report or letter?ÿwas not provided and therefore not addressed. I have had clients ask me where to get such a report and I will email them cover sheets from where I've gotten them before. I find the two companies which I've worked with are extremely helpful in sorting out the information they provide.
You need to be careful about these requests, zoning slides into codes?ÿand every parcel we survey probably violates some code.
I've actually been asked to provide a statement that there are no code violations on the property, that was an easy one to refuse.
Setback lines seem easy on the surface but you may need to know the age of the structures and the date of the zoning before even considering making a statement about them.

Our City P&Z has advised us not to use their Zoning Map - they are not sure that it is current...
