Got a call for an elevation certificate in a neighborhood where we have done several before.

Pulled the firmette and was shocked that they had reduced the BFE by almost 20 ft back in 2007.

Now, all of the ones we did prior to this are well above the BFE but have been paying flood insurance since.

?ÿThe last one we did in this area was 2014 and the firmette at that time still showed the old BFE.(Luckily this one was above the 100 year flood plain)

Wonder if these folks have any recourse against the insurance companies?

Supply a fresh elevation certificate and ask for a new rate??ÿ Sure. I see a marketing opportunity in this.

recourse? I would think not. Lots of insurance is not really needed, depending on your personal point of view.
Unless you perceive an implied duty for the insurance companies to ask their consumers to check on some regular schedule... so no, I think no recourse.

It would be good business to notify your client what you found.

Compared to the cost of premiums from now on, they would gladly pay for the upgrade.

Word of mouth is the best advertisement and receiving great news pads the message.

That's about the time frame where FEMA shifted the BFE's for a local community. The official FEMA maps are basically 5' from where the actual flood plain should be.

The engineering community has rejected the new BFE's for that town and each new house or subdivision has to have a new flood plain determined and signed off by a civil.?ÿ

My point being is be careful with this, I've seen it before and it's been ugly. I would want some conformation that this is real, it wasn't difficult to tell in my case cause the BFE's placed on the ground put you in some swamps, some ox-bows and probably in the actual normal river channel in some areas. Plus they don't match up with the shaded areas they represent.?ÿ

I do not get many calls for EC's but truly wish I could do nothing but Elevation Certs. I could do 2 a day at $750 a pop ($650 if a LOMA is needed) and be happy as a pig in slop.

They come in waves for me and it seems to coincide with a flood map change so I have been wondering if there is a way to find where these changes are occurring. Is there some way to track flood map changes and maybe do some targeted advertising for those areas affected?

I hear you. They come in spurts for us too.

ABL plats are like that too but with much less liability.
