I'm locating the south ROW the length of this subdivision and into the curve on Lot 6, a portion of the ROW is drawn as a tangent with a length of 46.14'. Width of the ROW is consistently (?) 50'. A drafting error? The width can't be 25' either side of centerline if that segment is a tangent. Checking against the physical centerline supports it being on the curve, but another surveyor set his corner 7' south of that position and I just can't make his corner work in either scenario. So, either the ROW width is consistently 50', or it's not (here and only here). The plat was done in 1965 with wood hubs set. I actually recovered a couple (spagnum moss is a wonderful preservative), along with half a dozen other surveyor's corners who have taken a swipe at it over the years and only in this one location can I not reconcile one of those recovered corners. I'm treating the offending corner as a witness. Thankfully I don't need to set any of my own caps, just stake the ROW limits.?ÿ

If you subtract the adjacent bearings you get delta of 34?ø 55' 10".?ÿ That and radius 300 give L=182.838 which checks. The tangent is 94.358, which does not check with the label, so I ignored it.

Using that delta and 325 ft radius gets L=198.074, which isn't too far from the sum of the 3 distances 198.13, especially if some of the calculation was done on a slide rule, so I'd be inclined to think the highlighted line is really part of the curve and drawn wrong.

@bill93 That was my conclusion as well, however that just made the offending corner just that much more offensive and I am not altogether immune to second guessing myself at times.

Stupid question:

Does the legal call it out?

It's the outer boundary of the subdivision,?ÿ so I'm naive enough to believe that the outer boundary would be called.?ÿ Or is this one of those....

"From the E 1/4 corner of?ÿ Sec 23, T3N R56E, 2564.37 ft along the east line of section 23 to the Southwest corner of Section 24, thence to a point ......"

And then they just plopped the lots in likety split like...

Genuinely interested and curious.?ÿ

Am I mistaken or is it impossible for the front of lot 3 to be shorter than the 100' rear? The sidelines diverge from the rear to the front yet the frontage is dimensioned at less than the 100' rear. This plat's annotations seem highly suspect. Nevermind I misread the east line bearing as 4 seconds not minutes.

I'd be inclined to hold the 50' right of way and run the #s out like Bill did.?ÿ Look at the tangent to the east.?ÿ In the drawing it looks like it has a curve in it but I'm sure it doesn't. This could be caused by a bad scan as well.

That's what I was thinking, either that or a bit of sloppy line/curve drafting.

Looks like Beverly Lake north of Wasilla, I worked out there a few times.

@rover83 Iƒ??ve surveyed darn near the entire length of Beverly Lakes Road. The area has grown so rapidly over the last 20 years. Seldon Road has been upgraded and extended to take pressure off the Parks Hwy. At this location Seldon with a 50 mph speed limit and near highway grade surface transitions into Beverly Lakes, a narrow windy 2 lane through a residential area . In an effort to slow vehicle traffic a number of rather large speed bumps were installed. Itƒ??s quite entertaining to watch vehicles going airborne and sparks flying when they fail to slow down here.?ÿ

That's funny. I worked on the Seldon Road extension project from Church over to Beverly Lakes. Did a bunch of the control, design topo, drafting and a bit of ROW staking after completion.

I do remember thinking that it was a really strange transition into the neighborhood, and that I would not be happy if I were a landowner in that area.

There has to be a DOT&PF plan to widen and/or extend that road all the way through to somewhere else...

@rover83 Small world. That's the place. I'm not sure what the plan is but I know from talking to residents that they ran into a buzz saw of opposition.
