Got handed a proposal to bid a survey for a portion of a ranch; they want to break it into 5 parcels, I've got a good handle on the area since I did the first division of land out there a dozen years ago, although this will be a much more involved survey than what I did, this time it's the entire ranch unit-about 2 townships in area and spread through parts of 7 townships.

So, I sweat through putting it together, then get the revelation that the closing is mid January. 😉

Ahhh, lucky to get this done in 6 months, let alone 4 weeks.

lol, just talked to the attorney, seems that they will just split the place along some pasture fences, everything in Sections, x, x, x, x, lying south of a fence described as follows, and so on, shouldn't take more than a few days:-P

No drawings, just legals.....

Don't have time for much of anything else......

Yes, that's very smart not to make the actual fence the boundary monument.

If that's what they want to do, locate the fences, make a nice plat with hard numbers for the fence corners, then write the descriptions as along the fences, showing no numbers and "along the fence line" as the only quote and be done with it.

A perfectly good description, which will unfortunately make following surveyors have to figure out where that damn fence was in the distant future. Not a big deal in flat agricultural lands, but a real stinker in steep country, seen supposed fences following section lines be off up and down due to steep terrain by hundreds of feet. But where the fence was built, separating highlands from creek bottom made sense for both landowners.

Was involved in a high profile survey where two farmers had to define their fields, originally Cadastral SW of the SE quarter type deeds; absolutely no nearby section corners for apportionment (plowed ground for miles with no roads) and just drove in a 4x4 with them and took notes on "I own this alcove, his ground is up on the mesa", slammed in lath at critical points which I surveyed to a few hundredths of an inch, and wrote a deed where most calls were to "the high ground" or along "the creek bottom" during the free calls, with a few hard calls to critical lath (monumented later).

If two adjacent landowners are amenable to define their common boundary, and it's a sinuous fence line or such write the legal thusly. That is their wish.
