The Flood Risks Are Even Worse Than I Thought

It looks like the entire east side of the U.S. is now in the 500-year flood plain, and the rest is in Zone AE, with a BFE of around 52 and 53 feet.?ÿ Who knew?

An old co-worker asked me to do an elevation certificate in Granite Bay but I don't do private work anymore.

@VA LS 2867, TOTAL hijack.?ÿ I was in Richmond over the weekend for a family wedding.?ÿ It was my first visit to the Commonwealth.?ÿ We drove through rain almost all day Thursday, had a break on Friday and Saturday, and drove for 8 hours through driving rain on Sunday.?ÿ I enjoyed Richmond but it was a REAL pain getting there and back.

I do them, but the mob/demob cost may not be justified for the amount of work involved.  I would advise that s/he try someone closer to home first, but if that doesn't work I'd be happy to submit a proposal.
