What are the requirements fro him to do so, based on your local?

First requirement: Make sure you've got at least $30K in the bank. 1/2 for me, 1/2 for the County. Then if you actually want to build on one of the new lots, plan on way more than that for a set of civil plans and construction cost.

Second requirement: Stock up on your blood pressure medication because there will be stress involved.

Third requirement: Plan ahead because it will take at least a year before those new lines appear on an official piece of paper.

regs range from absolutely none to a 6 page plan review process with approval required by 5 different departments.

Most of the rural counties around here don't have planning commissions. So you can split off whatever size you want. You have to be careful though, because if the lot won't perc, you won't get a septic permit.

Now if we're in town, you do a minor subdivision plat, get it turned in 1 week before the planning commission meeting, and then they vote on it.

Well for starters, we got two acts at the State level, the land division act - outlines the type of subdivisions that may or may not be subject to platting requirements; and the condominium act. Then you got the local jurisdictional authority (township, city, county), which can be more stringent (but not less) than the state regs.

It depends on the town but....

Min lot size 2 - 5 acres in the rural area, less in the town
Min Frontage - 200-300'
5 foot contours on the map
soil types from county soil maps with wetland area shown.
Soil Tests and State Subd. Approval is the lots are less than 5 acres.
It gets more complicated if you are proposing a subdivision road.
Certain towns have additional requirements.
