allstates........RRREEEEEEAAAAAALLLLLYYYYY!! They have the nads to post a sample survey that does not meet their State Board's Minimum Technical standards?? Looks like he needs to flip a bearing quadrant on a line or two and I won't get into determining where the Point Ob Beginning may, or may not, be.
Oh well, you get what you pay for. :-$

As to POB

Since most of you don't bother to write a metes & bounds description, what difference does a POB make? You can begin at any corner and go around either direction and make it work. Personally I couldn't care less about any given corner being labeled "POB". I'm just curious why it means so much in some parts of our world.

So...suppose you needed something done, something you didn't know much about. Something that you never needed before and may never need again. Like maybe having a roof put on your house. Or maybe some renovations. Whatever.

You go online to find someone to do it. You find a website like one of these. The prices look cheap. A roof is a roof.

Do you go for it? IS this sort of marketing attractive to you? Or do you run away?

The first clue to suggest some concerns may be in order is that they cannot proofread their own promotional materials: "All of Our Surveys are Professionally Computer Drafter in Full Color"

There also seems to be no concern showing a four-inch problem between record and measured in such small distances. (angle difference)

Good Point

I'll bet most of JQ Public spends more time scrutinizing a mechanic or roofer than they would a surveyor. Most folks pay for one or two surveys in their life and for many the price is the big issue. After all even the least sophisticated survey shopper understands it's the surveyor's butt that's on the line if it's a crap job. Too bad they don't understand some of these guys don't have assets worth suing over even if they are still around when the shet hits the fan.

As to POB

ALL of the surveys we do, other than retracing a subdivision plot, are metes and bounds plats and are subject to Chapter 21 of the state regs as follows:

"e. The plat of a metes and boundary survey must clearly describe and show the monument marking the commencing point and the point of beginning for the survey. Commencing Point is a well defined monumented point referenced to the U.S. Public Land (GLO) Survey system or other recorded subdivision plat, recorded and monumented City or County plat or map, compatible with Mississippi Statutes for filing and recording of land ownership that is used in a metes and bounds description. Point of Beginning is a well defined monumented point referenced to the U.S. Public Land (GLO) Survey system or recorded subdivision plat, recorded and monumented City or County plat or map, compatible with Mississippi Statutes for recording land ownership that is used as the beginning and ending point in a metes and bounds land description."

In the 35 years I have been with the current company, I cannot remember one survey and plat that was not done this way, other than the above stated subdivision lot retracement.
