In my area, a plot plan is a mortgage inspection survey.?ÿ The certification states that the survey is only to be used for this purpose, is not a boundary survey, and is not to be used for the establishment of buildings and fences.?ÿ
We use the corners that we can find (and trust) and do not come back to set missing corners.?ÿ There are a lot of aliquot part descriptions here, and breaking down a section is above and beyond the call of duty to certify that there are no encroachments.?ÿ If we do find an issue, we will step it up a notch and recommend a boundary survey.

Maybe someone asking for a ??plot plan? means a ??certified plot plan? to satisfy some town??s or city??s building department.

Drafted several plot plans at my old job. Typically they depict the corners found & boundary, state the pertinent info for the lot & owner along with adjoiners, the zoning & setbacks along with any restrictive covenants placed by the subdivision or other entities. Sometimes random disclaimers would be placed on it as CYA relief for the surveyor. And the main part was either graphically plotting the proposed structure with perpendicular dimensions from the boundary or setbacks to show that it was in compliance with city/county regs. I might be forgetting something but that??s the meat & potatoes of what we??d put on a plot plan which was pretty similar to a loan or foundation map too I always felt like
Those regulations are interesting. I do not see how one could produce such a map without surveying though, do you? If there was a property that had not been surveyed since it's creation over one hundred years ago it would be a huge liability to draw one of these "plot plans" without the benefit of a survey to determine the boundary.?ÿ
Like others have said, and where I am, a plot plan and/or site plan is a drawing of proposed improvements thereon for permitting purposes. When improvements are substantially complete a "final" or certified survey is issued. But this is specific to my area I don't have a clue what they are called elsewhere.
I agree with MightyMoe, where I am in Western NY a Plot Plan is a boundary survey that also shows where a new structure will be going, basically a site plan without any engineering.
Those are the result of a real boundary survey, and the Northborough one states that it's an as-built.?ÿ These aren't mortgage surveys
