Plat S-142 (Orange County, FL comptroller's website) shows a distance of 900.48' on the closing line to the POB. I get 786.88'. What do you get?
I apologize for not attaching the plat. I can't figure out this iphone 13 that I bought not long ago. I also tried logging into this website on my home computer, but all weekend I kept getting an "Unable to Connect to Database" message. Another message was something like "SQL Injection Error." Research on the Internet says it's most likely an error with WordPress.
The server was having major issues all day yesterday. I finally got it fixed last night plus I managed to speed it up significantly. 🙂 Thank you for your patience.
It is noticeably faster today. Alas, OPUS is not.
The triangular Lot 51 shows the westerly (longer) line as 293.66' while the visually shorter easterly line is shown as 333.43'. You might look a little more closely at the dimensions around that lot, as there is definite error there.
How does the perimeter description, which includes the 900.48' distance, close?
Measuring in Google Earth, it looks like the 900' figure is more probably correct.
Do not feel bad. There is a subdivision in the largest city in my home county where the perimeter of each block does not close by many feet and the side lot lines are just as bad. I don't any lots close within any reasonable range of error. The plat was made by the city engineer who was also a surveyor. The plat dates to the early 1960s but very few lots sold for over 20 years. Now there are houses selling for half a million dollars on many of those lots.
